What is a bank statement loan?
A bank statement loan is a non-QM mortgage that uses your bank deposits, instead of tax returns, to figure your income. It's built for self-employed borrowers and business owners whose write-offs make their taxable income look smaller than their real cash flow. Lenders still verify you can repay; they just use different documents.
Why tax returns can hurt self-employed borrowers
Traditional loans generally qualify self-employed borrowers on net income from tax returns, after deductions. Good tax planning lowers that number, which can lower what you qualify for. A bank statement loan starts with deposits instead, so you don't have to choose between smart taxes and buying a home.
How do lenders figure income from deposits?
Lenders generally total your eligible deposits over a set number of months, average them, and, for business accounts, apply an expense factor. They usually exclude transfers between your own accounts and unusual one-time deposits. Some accept a CPA-prepared expense ratio or a profit-and-loss statement. Each lender's method is a little different.
Who it's a good fit for
- Business owners and LLC members
- Contractors, owner-operators, and tradespeople
- 1099 earners, agents, and consultants
- Borrowers with steady deposits but heavy deductions
What does it cost?
Bank statement loans are non-QM programs and may carry higher rates and costs than conventional or FHA loans. The trade-off is qualifying on how you really earn. If you can qualify conventionally with your returns, that's usually cheaper. I'll tell you honestly and compare both on real Loan Estimates.
What to gather before you apply
- Recent personal and business bank statements, every page
- Proof of self-employment, like a business license or CPA letter
- Photo ID and a list of debts and assets
Don't move money around or make large unexplained deposits right before you apply. Lenders have to source unusual deposits, and a messy paper trail slows everything down. Ask me first, and we'll keep the file clean.
Program details vary by lender and change often, so the right fit depends on your business and the property. I help self-employed borrowers in Texas and Tennessee; text me a quick description of how you earn and I'll tell you which approach makes sense.

FAQ
Do bank statement loans need tax returns?
Generally no. Income is calculated from bank deposits, though lenders may ask for other proof of your business.
Can I use a bank statement loan to refinance?
Usually yes, including cash-out. In Texas, a cash-out on your homestead must follow Section 50(a)(6).
Is a bank statement loan the same as a no-doc loan?
No. Your income is still documented and verified, just with bank statements instead of tax returns.
