Non-QM · Self-employed & investors
Self-employed or investing? There's a loan built for how you earn.
If your tax returns don't tell the whole story, or you want a rental to qualify on its own rent, a non-QM loan may fit. Here are the two I do most.
Bank statement loans
Qualify using your bank deposits instead of tax returns. Buy, refinance, or take cash out.

Qualify on the property's rent compared to its payment, not your personal income. Business-purpose only.
Explore DSCR loans →What does non-QM mean?
Non-QM means the loan isn't a federal Qualified Mortgage, usually because income is documented in a different way. Lenders still verify you can repay; they just use bank statements, rental income, or other documents instead of tax returns and W-2s. Each lender sets its own guidelines, and they change often.
Common questions
What is a non-QM loan?
A non-QM loan doesn't follow the federal Qualified Mortgage standard, usually because income is documented differently, for example with bank statements, or because the loan is a business-purpose investor loan like DSCR.
Are non-QM loans more expensive?
They can carry higher costs than conventional or FHA loans because they're priced for different risk. They're worth it when they let you qualify the way you actually earn. Compare Loan Estimates.
Who are these loans for?
Self-employed borrowers and business owners whose tax returns understate their income (bank statement loans), and real estate investors who want to qualify on the property's rent (DSCR).
