What are closing costs?
Closing costs are the fees and prepaid items you pay to get a mortgage and transfer the home, separate from your down payment. On a Loan Estimate they're grouped as Loan Costs (Sections A–C) and Other Costs (Sections E–H). Lender credits reduce the total, and seller credits reduce your cash to close.
Which closing costs can I shop for?
Section C lists services you can shop for, like title services and the survey. In Texas, title insurance premiums are set by the Texas Department of Insurance, but other title fees can vary. Section A, the lender's own charges, is the cleanest number for comparing lenders.
Why prepaids aren't really fees
Prepaids and the escrow deposit are your own homeowner's insurance, taxes, and interest paid in advance. They're real cash at closing, but they're not the lender's profit. When comparing lenders, focus on Sections A through C and E, not F and G.
For illustration only. Not a commitment to lend, a Loan Estimate, or an offer of credit. Your actual figures depend on your full application, credit approval, property, and the loan program. Common questions
Is this the same as a Loan Estimate?
No. A Loan Estimate comes from a lender after you apply. This tool just adds up figures you type in.
Can the seller pay my closing costs?
Often, up to limits that depend on the loan program. It's negotiated in your contract and should show as a seller credit.
What's the difference between closing costs and cash to close?
Closing costs are fees and prepaids. Cash to close adds your down payment and subtracts deposits and credits.
