Home loans for Texas and Tennessee

FHA, conventional, VA, refinance, and Texas cash-out. Here's how each one works, in plain English.

Buying a home: purchase loans

A purchase loan is the mortgage you use to buy a home. The main choices are FHA, conventional, and VA. Each has its own credit, down payment, and mortgage insurance rules, and the right one depends on your situation. Every lender's offer arrives on the same Loan Estimate form, which makes comparing easy.

Refinancing a home you own

A refinance replaces your current mortgage with a new one. People refinance to change their rate or term, drop mortgage insurance, or take cash out. In Texas, a cash-out refinance on your homestead follows special constitutional rules, including a limit on how much of the home's value can be borrowed against. A break-even calculation tells you whether it's worth it.

Common questions

What kinds of home loans do you offer?

Purchase and refinance loans including FHA, conventional, and VA, Texas cash-out refinances, bank statement loans for self-employed borrowers, and DSCR loans for investors. Home loans are available in Texas and Tennessee, where I'm personally licensed. DSCR investor loans are also available in states where that business-purpose loan doesn't require a personal license.

How do I know which loan is right for me?

It depends on your credit, down payment, income type, and the property. The fastest way to find out is a short conversation, or send me a Loan Estimate you already have and I'll compare.

Do you do refinances?

Yes, including rate-and-term refinances and Texas cash-out refinances, which follow Section 50(a)(6) of the Texas Constitution.
