How much house can I afford?
Lenders mostly look at your debt-to-income ratio: your total monthly debts, including the new house payment, divided by your gross monthly income. This tool works backward from a DTI you choose to the highest payment that fits, then to a home price, using your rate, taxes, and insurance.
Is the lender's max the same as what I should spend?
Not necessarily. The maximum a program allows can be more than feels comfortable once you count savings, childcare, fuel, and everything else. Pick a payment you can live with first, then work back to a price. I'd rather you buy a house you can enjoy.
For illustration only. Not a commitment to lend, a Loan Estimate, or an offer of credit. Your actual figures depend on your full application, credit approval, property, and the loan program. Common questions
What DTI do lenders allow?
It depends on the loan program, your credit, and automated underwriting findings. Use this tool to try different targets, then talk to me for your real limit.
Does this include closing costs?
No. It estimates a price from your monthly budget. Use the closing cost estimator to plan for cash to close.
Should I count my spouse's income?
Only if they'll be on the loan. If they're not on the loan, their income generally isn't used to qualify.
