Send me your Loan Estimate and I'll look it over myself.
Already have a Loan Estimate from another lender? DM it, text it, or upload it here. I'll go through it line by line and tell you straight what looks off, what looks fine, and whether I can do better.
What is a free Loan Estimate review?
It's me, a licensed loan officer, reading your Loan Estimate for you. You send the three-page form another lender gave you, and I check the rate lock, fees, points, credits, escrow, and cash to close. You get a plain-English answer about whether it's a good deal, at no cost and with no obligation.
How it works
- Cover the sensitive stuff. Black out your Social Security number and loan number. Name and address are optional.
- Send all three pages. Text a photo or PDF to (713) 728-6662, DM @GoRascalJohn on TikTok or Instagram, or upload it on this page.
- I look it over myself. Not an assistant, not software. Me.
- You get a straight answer. What looks off, what looks fine, and what to ask your lender. If I can do better on the same kind of loan, I'll show you on my own Loan Estimate.
What I check on every Loan Estimate
I check the six places deals usually go sideways: whether the rate is locked and when it expires, Section A origination charges and points, lender credits that quietly raise your rate, prepaids and escrow that look too light, missing seller credits, and the In 5 Years comparison on page 3.
- Page 1: loan type, rate lock and expiration, prepayment penalty and balloon lines, projected payments, cash to close.
- Section A: origination fees and discount points. The cleanest place to compare lenders.
- Sections B and C: third-party services, title, and survey. In Texas, title premiums are set by the state.
- Sections E–H: recording fees and taxes, prepaids, initial escrow, owner's title.
- Section J and Calculating Cash to Close: lender credits, seller credits, and the real number you bring to closing.
- Page 3: In 5 Years, APR, and Total Interest Percentage.

Why compare Loan Estimates at all?
Because the form is standardized, comparing two is the fastest way to see who's actually cheaper. Every lender must deliver it within three business days of your application, using the same layout. Credit scoring models generally treat several mortgage inquiries in a short shopping window as one, so shopping is normal.
A Loan Estimate review is general information, not an approval, a commitment to lend, or an offer of credit. Any loan I offer is subject to credit approval, underwriting, and property eligibility. Home loans in Texas and Tennessee only. DSCR investor loans are also available in states where that business-purpose loan doesn't require a personal license.

Common questions
How do I send you my Loan Estimate?
Text a photo or PDF to (713) 728-6662, DM it to @GoRascalJohn on TikTok or Instagram, upload it with the form on this page, or email it to jstafford@gorascal.com. Cover your Social Security number and loan number first.
What do you look at?
Page 1 (loan terms, rate lock, projected payments, cash to close), page 2 (Sections A through J, especially origination charges, points, lender credits, prepaids, and escrow), and page 3 (In 5 Years, APR, and TIP).
Does it cost anything or pull my credit?
No. Looking at a Loan Estimate you already have costs nothing and doesn't touch your credit. If you later want me to quote your loan, I'll tell you before anything that would involve a credit check.
Will you try to beat my offer?
If I can do better on the same kind of loan, I'll show you on my own Loan Estimate so you can compare apples to apples. If your offer is solid, I'll tell you that and you can close with confidence.
Can I get a review if my property is outside Texas or Tennessee?
I'm licensed in Texas and Tennessee for home loans. I'm happy to explain how a Loan Estimate works anywhere, but I can only offer a loan where I'm licensed. I also do DSCR investor loans in states where that business-purpose loan doesn't require a personal license. If you're elsewhere, reach out anyway, because through GoRascal there may still be a way to help.
How fast will I hear back?
I review every one myself and get back to you as soon as I can. Text me if it's time-sensitive, like a rate lock that's about to expire, and say so in your message.
