Are My Origination Charges Normal? How to Read Section A of Your Loan Estimate

Quick answer: Whether your origination charges are "normal" depends on what's inside Section A on page 2 of your Loan Estimate — the fees your lender charges to make the loan, plus any points — so compare Section A line by line against another Loan Estimate for the same loan, not against a number someone posted online.

A TikTok viewer asked me, "Are my origination costs decent?" It's the most common question I get. Here's how to answer it yourself.

What's in Section A

Section A, "Origination Charges," can include:

  • Points (% of loan amount) — money paid to buy a lower rate. Shown on its own line.
  • Application, underwriting, processing or origination fees — the lender's own charges.
  • Broker compensation, if a broker is involved.

Why Section A matters most

Under the CFPB's TRID rule, Section A fees generally can't increase at closing (zero tolerance) unless there's a valid changed circumstance and a revised Loan Estimate. That makes Section A the cleanest apples-to-apples comparison between lenders.

What most articles get wrong

They compare Section A only. Always read it with the rate and the points together — a low Section A can come with a higher rate, and a "no fee" offer can hide the cost in the rate or a lender credit on page 2.

How to check yours in 5 minutes

  1. Write down every Section A line and the points line.
  2. Note the rate and lock period on page 1.
  3. Get a second Loan Estimate for the same loan type, same day.
  4. Compare Section A + points + lender credits side by side.
  5. Ask the lender to explain any fee you can't name.

FAQ

Can Section A go up later?

Generally no, except with a valid changed circumstance and a revised Loan Estimate.

Are Section B fees the same thing?

No. Section B is services you can't shop for (like appraisal, credit report); those are third-party charges.
